A New Benchmark for Sustainable Urban Living
April 2026
AJC has revealed an evolved proposal for 88 Waterloo Road, Macquarie Park, designed for Billbergia and Legacy Property - reworking an earlier approved scheme to respond to Sydney’s growing housing demand.
The project proposes two residential towers of 60 and 52 storeys, delivering 858 apartments, including affordable housing provision, within a well-connected urban location.
Designed as a vertical community, the scheme brings together shared amenities, landscaped communal spaces and an activated ground plane to support everyday life. The design seeks to balance density with liveability – creating opportunities for connection, access to light and air, and a sense of neighbourhood at scale.
By concentrating density in a serviced location, the project supports a more sustainable model of urban growth while contributing to the delivery of new housing.
