Apt.Residential Breaks Ground At Landmark Site On Meadowbank Peninsula

AJC Architects is proud to be part of the design team bringing apt.Meadowbank and Meadowbank Corner to life—an innovative integrated build-to-rent, co-living and retail precinct that will set a new benchmark for sustainable, connected urban living.

Designed by AJC, developed by apt.Residential, the 7,773 sqm site at 1-20 Railway Road is the final piece in the transformation of the Meadowbank peninsula. Marking the start of construction, a sod-turning ceremony was held on-site, celebrating the vision for a vibrant, mixed-use village with unmatched connectivity, modern amenities, and an integrated approach to ESG.

The precinct features:

  • Meadowbank Corner: A curated retail mix anchored by a 2,500 sqm Coles supermarket with 15 specialty retailers offering fresh food, casual dining, takeaway, and wellness services.
  • apt.Meadowbank: 291 apartments across four buildings, designed for contemporary, flexible living. The development includes tech-enabled spaces, a landscaped central courtyard, a resident lounge, and co-working areas.

Located directly opposite Meadowbank Train Station, a short walk from bus stops and the Parramatta River ferry, the project offers seamless access to Sydney CBD, Macquarie Park, Parramatta CBD, and Sydney Olympic Park. Education options include Meadowbank TAFE, Macquarie University, and over 45 schools within a 5km radius.

Designed to create a sense of community and sustainability, apt.Meadowbank includes:

  • 291one-, two-, and three-bedroom apartments catering to singles, students, couples, and families.
  • Expansive shared spaces, including a central resident hub with co-working areas, media and games rooms, and bookable function spaces.
  • Rooftop terraces with views over Parramatta River, offering additional communal space for residents.
  • A new north-facing village plaza and widened footpaths to enhance pedestrian connectivity and urban amenity.

Previously a disused industrial site, the precinct bridges Meadowbank’s local centre, the Shepherds Bay precinct, and surrounding residential areas, further activating the public realm.

Designed to complement Meadowbank’s evolving urban fabric, the buildings are composed of four-storey masonry blocks, with setbacks above and sculptural rooftop forms that integrate plantings and services. The material palette—featuring brick, stone, rendered masonry, metal cladding, and operable screens—creates a dynamic façade while allowing residents to control privacy, shade, and natural ventilation.

Committed to sustainability, the project is fully electric and incorporates waste reduction strategies from construction through to operation. It is targeting above-benchmark Green Star, WELL, and WeIS ratings.

Built by Buildcorp, apt.Meadowbank is scheduled for completion by late 2026. This new precinct signals the evolution of Meadowbank into a highly connected, vibrant, and sustainable mixed-use hub, where residents and the wider community can live, work, and thrive.
