This boutique apartment development at the northern end of Coogee Beach rethinks how we design for challenging coastal sites. Set on a steep, south-facing slope, the building embraces expansive southern views—without compromising access to northern sunlight and natural ventilation.

Unlike typical developments that sacrifice solar access for outlook, this design splits the building into two linked pavilions: one for living, one for sleeping. The separation creates a vertical ‘slot’ that brings sunlight deep into the living spaces and allows breezes to flow through every room.

Each apartment is surrounded by windows on all four sides, including the bathrooms—an uncommon feature in Sydney’s multi-residential landscape. All levels, even the lower ground units, benefit from cross-ventilation and morning light.

A transparent glazed bridge connects the two forms, creating a moment of openness that feels like stepping outdoors. It’s a subtle yet powerful gesture that enhances the daily rhythm of living by the coast.

While this innovative solution involved a modest increase in external walling, the benefits in livability, comfort, and sustainability far outweigh the cost. The result is a light-filled, naturally ventilated home that redefines what’s possible on south-sloping sites.
