88 Waterloo Road, Macquarie Park

A New Benchmark for Sustainable Urban Living

Our vision for 88 Waterloo was to create a new benchmark for sustainable urban living in Macquarie Park, centred around a shared ‘urban backyard’ that provides generous outdoor space for residents. Guided by Connecting with Country principles, the geological landscape informs the podium character, shaping communal spaces as places for gathering, storytelling and connection.

Brian Mariotti, Director

Located at 88 Waterloo Road, close to Macquarie University Metro Station, the project comprises two residential towers of 60 and 52 storeys. The development will deliver 858 apartments, accommodating a future population of more than 2,000 residents, with 60 units designated as affordable housing.

A four-level podium anchors the scheme, incorporating shared dining spaces, work-from-home areas and games rooms, alongside a range of resident amenities. Communal open space is located at the podium rooftop, providing opportunities for outdoor living and social connection within a high-density urban setting.

Subject to approvals, construction is planned to begin in 2027 and be completed in 2030.
