A masterplanning project on Sydney's north shore adds vital new civic amenities and a retail hub through a mixed funding model.

This master planning and place-making project in an established northern Sydney suburb will ultimately deliver a new public park, library, community centre and childcare centre using residential development to fund the capital costs, and a new retail centre to fund lifetime operational costs.

AJC is leading a full consultant team including Oculus, Soft Build and SJB Planning, working and advocating for Ku-ring-gai Council, with whom dozens of planning options were tested before arriving at a design framework that balances liveability, urban forms and economic sustainability.  

Stakeholder and community engagement have also influenced the master plan which see a large north-oriented park alongside a free-standing community building, and a neighbourhood-scale retail centre underneath. A new residential street will be created to the east, while an extant service lane to the west will be upgraded into a pedestrianised retail strip.  

AJC is currently developing design-based evaluation criteria to help Council confidently select the right development partner to deliver the master plan objectives in full.
