Melrose Park North Rezoning
On the eastern edge of Parramatta, Melrose Park North reimagines 30 hectares of industrial land as a series of new interconnected precincts and neighbourhoods, set within 5 hectares of public parklands.
Master planned to match housing diversity with density, the district will house around 5,500 new apartments, including affordable housing units and key worker accommodation with an eye to local employment opportunities both in construction and operation.
As Sydney’s first Smart Community, it will have electric vehicle charging stations, NBN node-to-residence connection, environmental monitoring systems, sensor street lighting and a residents’ smart phone app.
Construction is staged over 15 years to ensure every component maintains the master plan’s high urban design values. When fully realised it will house around 12,000 residents and encompass a mixed-use town centre, a new school, 10 new streets and 3 major public parks, just six kilometres east of Parramatta CBD.
The rezoning of Melrose Park from industrial to high-density residential was finalised in late 2022, following a 6-year process of design development with State Government and Parramatta Council. AJC have also designed and delivered the first phase of residential projects, including One Melrose, The Residences, Pulse, and the Pavilion as well as the associated sales centre.
