Mediating between a heritage pocket and nearby commercial district, this mixed-scale apartment project generously embraces the neighbourhood.

Delano demonstrates how higher-density housing can be successfully integrated into an established conservation neighbourhood through thoughtful urban design, carefully modulated built form and distinct architectural character.

AJC led the urban design for the successful planning proposal to rezone a long-vacant site after multiple previous redevelopment attempts. We then worked closely with Lindsay Bennelong to deliver 83 homes, including oversized one, two and three-bedroom apartments and three-storey townhouses. The homes were designed to appeal to owner-occupiers and downsizers.

The development comprises three distinct buildings, each responding to its street frontage and surrounding heritage context. Together, the stepped building forms and landscaped terraces minimise overshadowing. They also provide a sensitive transition between the commercial centre and the neighbouring conservation area.

The built form steps from a six-storey building addressing the commercial precinct to four storeys along Falcon Street and three-storey townhouses fronting Hayberry Lane. Inside, the apartments combine classic architectural detailing with contemporary refinement through Art Deco-inspired metallic accents, engineered herringbone timber flooring, natural stone and plush broadloom carpeting.

All residences are designed to maximise natural light and cross-ventilation while incorporating energy- and water-efficient fixtures and fittings. In addition, naturally ventilated and daylit communal lobbies and corridors reduce reliance on artificial lighting. Bicycle parking for residents and visitors, together with site-wide rainwater harvesting and reuse, further supports the project’s environmental performance.
