Meadowbank BTR
On a key site next to a railway station, a TAFE and a short walk from the Parramatta River, Apt Meadowbank is a new concept of integrated build-to-rent living with 130 1-, 2- and 3-bedroom residential apartments, 162 co-living studio units, a variety of indoor and outdoor resident communal areas above a curated retail centre.
The mix of uses allows the new precinct to cater for a broad range of people with various needs; from singles, students and couples in the co-living up to families with children in the residential apartments, allowing people to potentially move between the buildings and stay within the village as their life situation and needs change.
Connected by an extensive landscaped terrace on top of the retail level, all the buildings have access to the central resident hub with co-working spaces, games space, bookable function, media and dining rooms. The co-living building has common spaces on each level with a co-working space, lounges, a media and games room. Each building has its own rooftop common area with views down to the Parramatta River.
Previously a series of disused industrial sites, the village will activate and expand the existing retail centre around Meadowbank railway station and Meadowbank TAFE and forming a transitional link between the local centre, the Shepherds Bay precinct on the riverfront and the surrounding residential areas.
Key urban design moves improve the urban amenity of the area which is developing from industrial to high-density mixed-use and residential. A new north-facing village plaza on the corner of Railway Road will be a new meeting place and footpath widenings to the surrounding street network will improve walkability and setbacks from surrounding apartment buildings.
Bulk and scale has been managed by breaking the buildings into a series of smaller 4-storey masonry blocks, with upper stories set back above and topped by a sculptural roof form concealing the rooftop plant and roof terraces. A lively language of brick, stone, rendered masonry, metal cladding, bifolding and sliding screens activates the facades and provides occupant controllable privacy and sun protection.
